What kind of properties does Flexible Cash Buyer purchase?
Flexible Cash Buyer purchases single family homes, duplexes, and small apartment complexes. We have also purchased commercial buildings in special circumstances. We generally focus on properties where the owner wants to close quickly for cash. And we have also accommodated situations where other home buying companies have not. These situations include getting cash and staying in the home for some time, honoring a tenant’s current lease, etc.…
How is Flexible Cash Buyer different from other companies paying cash for homes?

Most companies offering to pay cash for your home are looking to purchase the home, remove anyone living in the home immediately, and then fix the home and flip it for a profit.  These companies will require that everyone vacate the premises in 30 days or less.   Flexible Cash Buyer is different – we are flexible.  We can work with you to stay in your house while you take your cash and apply it to your next living situation.  We can also work with you to keep existing tenant’s, family member, and their pets in the home.

What is the process like working with Flexible Cash Buyer?

We are a local company so upon contacting us the person answering the phone or replying to your text is the same person that can meet you in person.  We can often meet you the same day your reach out to us.  After contacting Flexible Cash Buyer, we will schedule a brief call to understand any goals in addition to getting cash for your house.  We will then meet in-person at the property to inspect the building and firm up expectations.  At that time, we will also provide a reasonable cash offer along with any additional expectations you have communicated.  If you accept this offer, we will schedule a closing at which you will receive the cash for your house.  This entire process can happen in a matter of days.

If I have a tenant, family member, myself, or someone else that will stay at the home how will you value my property?

If the person staying at the house will be there for six months or less we build that into the cash offer.  At closing you will receive your cash offer and we will have an agreement for that person to remain in the property. 

If the person remaining at the property will be remaining long-term, we will structure the cash offer around the rent the person will pay and the expenses for the property.  Again, we can be very flexible with this type of arrangement.  We purchased a home over 10 years ago with the agreement to honor the tenant’s existing 12-month lease.  That tenant is still in the same home owned by us and paying 40% below market rent.

Is there a fee to Flexible Cash Buyer to get a cash offer?

No, there are no fees from us to get a cash offer. 

What is the difference in an “as-is” offer vs. going through a realtor?

A traditional home sale means that you list with a real estate agent for a fee.  And that agent will require an agreement that gives them a certain amount of time to sell the property (usually 6 to 12 months).  Once a buyer makes an offer on the home they do an inspection which will identify any kind of repair you can think of.  Then that buyer will demand that the repairs completed before closing.

Flexible Cash Buyer will purchase your home “as-is” which means that we will take care of any repairs, clean-up, painting, etc.….

If Flexible Cash Buyer gives me an offer, do I have to sell to them?

No, you can choose to accept a cash offer or not.  The decision is all up to you.
